Current Projects

IOCP is currently pursuing other affordable housing development projects in our service area, including Boulevard Apartments, 645 Wayzata Blvd., a former chemical dependency treatment center for young adult males.

Outreach Development Corporation, IOCP’s development arm, will be purchasing and rehabbing the building, which is currently vacant. The project will address the dramatic need for working families’ “starter” housing in Wayzata. Read more from the Lakeshore Weekly News.

When completed, Boulevard Apartments will have 6 units, 5 2-bedrooms and 1 1-bedroom.
• Four of the units will have rents affordable to a family with 1 full-time working parent earning $17.50 hour.
• Two of the units will have more affordable rents targeted to retail sales staff, child care workers, or others who earn $10.50/hour and work full time.

The building is on a transit route and within walking distance to a middle school, shopping center, and medical clinic, and offers proximity to IOCP services.

Funders include Hennepin County, a federal Community Development Block Grant (CDBG), Presbyterian Homes, IOCP, and Black River Asset Management Group. Community volunteers will be involved in preparing the units for tenants.
